Every inspector does their inspection differently. I follow a specific routine which is generated from my home inspection software to guarantee that I don’t miss anything. Starting from the exterior I move around the home looking for issues that could affect the homes mechanical or structural components (utilities, vegetation, ground slope, roof, pests, fire hazards, safety issues, etc.).

Moving into the home I go straight to the kitchen inspecting the functionality of the appliances. The garage is next as it typically has the water heater. Each room is then inspected, with shoe covers if carpeted, and finally the attic to validate the air handlers (heating and A/C) performance.

Drone Photos

I am a certified unmanned 107 Drone pilot with the Federal Aviation Administration (FAA).

On every inspection (weather permitting) I fly my drone and take several pictures of the roof.  When I get back to the office, I blow up those pictures on a big screen to determine any visible failures in the roof system.

Infrared Camera

An infrared camera is a non-contact device that detects infrared energy (heat) and converts it into an electronic signal, which is then processed to produce a thermal image on a video monitor and perform temperature calculations.

I am InterNachi Certified to use my state-of-the a FLIR C2 Thermal Imaging Camera.  I use this camera on every suspicious area while doing a home inspection. In conjunction with my moisture meter to determine if moisture exists and to what extent.

Moisture Meter

A moisture meter is an essential instrument used in many industries to detect moisture content in materials. I rely on a moisture meter to identify potential problems and damage to structures from moisture buildup.

With the MMD4E moisture meter, I use the pin sensors to find the moisture content in wood or drywall.  This will help you know if you need to dry the existing materials or replace with brand new ones. Quick determination to remediation is needed to keep your family safe.

Every inspection includes all visible data tags on your appliances, furnaces and A/C units.  These tags are then entered into a database which looks for any recalls on those devices.

  • The Guarantee excludes homes with material defects not present at the time of the inspection, or not required to be inspected, per InterNACHI’s Residential Standards of Practice.

Summary and Action List

The Summary appears in the first section of your report which includes all items I have found that needs repaired or replaced.

The Action List is simply the same as the Summary except it goes to your realtor to review and discuss with seller for remediation.
